Atherton
Large private parcels and a quiet, almost entirely residential town.

Atherton is a small, almost entirely residential town between Menlo Park and Redwood City. With very little commercial development, daily errands typically take residents to neighboring downtowns, while the town itself is defined by tree-lined streets, generous parcels and a strong emphasis on privacy.
At this level of the market, each property is close to unique. Lot size and configuration, setting, access and the condition and age of improvements all weigh heavily, and comparable sales must be interpreted with care.
Housing
Much of Atherton is zoned for single-family homes on large lots, commonly an acre or more. Housing ranges from mid-century homes on original parcels to extensively renovated traditional residences and recently completed estates with guest houses, pools and extensive landscaping.
Neighborhood character varies across the town, including the Lindenwood area, West of the Alameda and the areas near Holbrook-Palmer Park. Proximity to arterial roads, the rail corridor and neighboring downtowns affects privacy and value.
Architecture
- Traditional estates: French, English and Colonial-inspired residences set well back from the street.
- Mid-century and ranch: Original single-level homes, many on parcels attractive to buyers planning to rebuild.
- Mediterranean: Stucco, tile roofs and courtyard plans.
- Contemporary: New construction emphasizing glass, indoor-outdoor living and lower basements for recreation and storage.
Property considerations
- Town review: New homes and significant projects go through the Town of Atherton's planning and building review, and timelines for large projects can be extended.
- Trees: Heritage tree protections can shape site planning on mature lots.
- Basements and grading: Basements are common in new construction and involve their own engineering and permitting considerations.
- Privacy and access: Gates, hedges, driveway configuration and setbacks are significant to buyers and should be documented accurately.
- Flood designations: Some lower-lying areas carry flood zone designations that can affect insurance and construction.
- District boundaries: Service and school district boundaries vary across the town. Verify assignments for a specific address directly with the district.

For sellers
Selling in Atherton
Atherton sales benefit from discretion and preparation. We help sellers decide whether a public launch or a more private approach suits their goals, and present the property's land, privacy and improvements with accuracy.
For older homes on valuable parcels, we help sellers understand how buyers planning to renovate or rebuild will evaluate the lot, and what documentation will support their confidence.
For buyers
Buying in Atherton
Buyers in Atherton often weigh a finished estate against the time and cost of building. We help clients evaluate parcels, review constraints such as trees and setbacks, and coordinate early conversations with architects and builders when construction is a possibility.
Because inventory is limited, we also help buyers learn about properties that may be available before they are widely marketed.
