Investment and development

Seeing a property for what it could become.

Our hands-on experience with building, renovating and repositioning property informs how we advise owners, investors and developers.

New construction

For builders and owners of newly built homes, we advise on positioning, pricing relative to resale inventory, finish and specification choices buyers notice, and timing the market launch. For buyers, we help evaluate builder quality, warranties and completion risk.

Multifamily disposition

We help owners of duplexes, small apartment buildings and other income properties prepare for sale: assembling rent rolls and operating history, understanding tenant considerations, and identifying the right buyer pool, whether owner-users or investors.

Renovation decisions

Before you renovate to sell, or buy to renovate, we help weigh cost, time and disruption against likely market response. Often the best answer is a targeted scope; sometimes it is no renovation at all.

Properties with development potential

For older homes on valuable lots and parcels that may support additional units, lot splits or new construction, we help owners understand how buyers will evaluate potential and what information will make the opportunity credible.

Feasibility

Potential is a question to investigate, not a promise.

What can be built on a property depends on property-specific investigation and applicable approvals. We help clients ask the right questions early and engage architects, engineers, arborists and land-use counsel where needed. We do not provide legal, engineering or entitlement opinions.

Questions we help clients frame

  • Which jurisdiction governs the parcel, and what does its zoning allow?
  • What floor area, height, setbacks and lot coverage apply?
  • Are there protected trees, easements, flood designations or historic considerations?
  • Do state housing laws, accessory dwelling unit rules or lot split provisions apply?
  • What utilities, access and infrastructure will be required?
  • What approvals would be needed, and what is a realistic timeline and budget?
