Woodside
Rural character, wooded hills and an equestrian tradition minutes from Silicon Valley.

Woodside is a rural town on the wooded eastern slopes of the Santa Cruz Mountains, with an equestrian heritage, an extensive network of riding and hiking trails, and a small village center along Woodside Road. Despite its country setting, it is close to Highway 280 and the Sand Hill Road corridor.
Properties range from cottages and ranch homes to large estates with acreage, barns and arenas. Terrain, access, water and septic systems all play an outsized role in how a Woodside property should be evaluated.
Housing
Lots in Woodside are typically large, and many properties extend across multiple acres. Housing includes historic and rustic homes, mid-century ranch houses, equestrian properties with stables and paddocks, and substantial newer estates.
Topography, sun exposure, views and privacy vary dramatically from parcel to parcel, as do the usable portions of each lot. Proximity to trails and to the village center are also meaningful considerations for many buyers.
Architecture
- Rustic and shingle: Wood-shingled homes, board-and-batten barns and natural materials suited to the landscape.
- Ranch: Low, single-level homes oriented to gardens, pastures or views.
- Traditional estates: Larger formal residences on extensive grounds.
- Contemporary: Modern homes designed to sit lightly within wooded or hillside sites.
Property considerations
- Design review: The town places strong emphasis on preserving rural character, and new construction and significant changes go through design review.
- Septic and water: Many properties rely on septic systems, and some use private wells or shared water systems. These should be inspected and documented.
- Geology and slopes: Hillside sites and nearby fault zones call for geotechnical review before major work.
- Wildfire: Parts of the town are in designated fire hazard areas, which can affect insurance, vegetation management and construction standards.
- Trails and easements: Equestrian and trail easements are common and should be understood early.
- Access: Private roads, shared driveways and maintenance agreements deserve careful review.

For sellers
Selling in Woodside
Woodside buyers look closely at land, systems and access. We help sellers assemble documentation on septic, water, permits, easements and any equestrian improvements before going to market, so the property can be evaluated with confidence.
Presentation matters as much as information: we help sellers show how the land is used and enjoyed, and price relative to the limited set of truly comparable properties.
For buyers
Buying in Woodside
We help buyers evaluate parcels with attention to usable land, terrain, water and septic, fire and geologic considerations, and the town's design expectations. Inspections are tailored to rural properties, and we coordinate specialists where needed.
For equestrian buyers, we help confirm the condition and permitting of barns, arenas and paddocks, and access to nearby trails.
