A considered sale begins well before the listing.

Our process

Six decisions we guide you through

Each sale is different, but the decisions follow a consistent sequence. We explain our recommendations at each step so you remain in control of the outcome.

01

Understand your objectives

We begin with what you want to accomplish: timing, proceeds, privacy, a coordinated purchase, tax or estate considerations you are discussing with your advisors, and how involved you want to be. These priorities shape every recommendation that follows.

02

Assess value and competing inventory

We study recent comparable sales, active and pending listings, and properties we expect to come to market. We look at lot characteristics, zoning and condition the way a buyer's advisors will, and explain the range of value and the reasoning behind it.

03

Evaluate preparation and renovation priorities

Not every improvement is noticed or rewarded. We help you decide which repairs, refreshes, landscaping and staging are worth the time and cost for the likely buyer, and when it is wiser to present the property as is.

04

Coordinate presentation and marketing

We coordinate photography, film where appropriate, printed materials, private previews and digital marketing, along with pre-sale inspections and disclosures. The aim is a clear, accurate presentation that brings the right buyers forward.

05

Manage offers and negotiations

We set expectations for how offers will be received, communicate with buyers' agents, and compare offers on price, terms, contingencies and certainty of closing. We negotiate on your behalf and explain the trade-offs of each decision.

06

Guide the transaction through closing

After acceptance we manage the timeline, coordinate with escrow, lenders and inspectors, address requests as they arise and keep you informed until the sale closes.

Property valuation

Request a Property Valuation

A meaningful valuation requires a person who understands your property and the market around it. Trevor or Alan will review the details you share, research comparable sales and competing inventory, and follow up with you directly.

What happens next

  1. 1. We review your request and the public record for the property.
  2. 2. We contact you to understand your goals and the home's features, and arrange a visit if appropriate.
  3. 3. We share a considered opinion of value with the reasoning behind it, along with preparation recommendations.

This website does not calculate automated estimates. Every valuation is prepared personally.
