Redwood City

A revitalized downtown, varied neighborhoods, and homes from the bayfront to the hills.

Redwood City, the seat of San Mateo County, combines a lively downtown around Courthouse Square with neighborhoods that range from early twentieth-century streets near the center of town to hillside homes to the west and lagoon-front homes in Redwood Shores along the Bay.

That range makes Redwood City appealing to many types of buyers, and it means the right comparison set for any property is local: a home in Mount Carmel competes differently than one in Redwood Shores or Emerald Hills.

Housing

Neighborhoods close to downtown, such as Mount Carmel, Palm Park and Stambaugh-Heller, include bungalows, Craftsman homes and cottages. To the west, Farm Hill, Eagle Hill, Edgewood and the unincorporated Emerald Hills area offer larger lots, ranch homes and hillside properties with views. Redwood Shores, a planned community on the bayfront, includes single-family homes, townhomes and condominiums along lagoons.

Downtown has seen substantial new condominium and apartment development near Caltrain, adding more housing options for buyers who value walkability.

Architecture

  • Craftsman and bungalow: Porches, tapered columns and detailed woodwork in older central neighborhoods.
  • Ranch and mid-century: Single-level homes across the western neighborhoods.
  • Hillside custom homes: Homes designed around slopes and views in the western hills.
  • Planned and contemporary: Townhomes, condominiums and single-family homes in Redwood Shores and newer downtown buildings.

Property considerations

  • Jurisdiction: Emerald Hills and some nearby pockets are in unincorporated San Mateo County rather than Redwood City, with different permitting and rules.
  • Flood and bayfront areas: Redwood Shores and other areas near the Bay rely on levees and may carry flood zone designations affecting insurance.
  • Hillside sites: Western hillside properties may involve slope stability and wildfire hazard considerations.
  • Older homes: Homes near downtown may warrant inspection of foundations, sewer laterals and electrical systems.
  • Homeowners associations: Many Redwood Shores and downtown properties have associations with rules and dues that should be reviewed.
  • District boundaries: School district boundaries vary across the city. Verify assignments for a specific address directly with the district.
