Mountain View

A walkable downtown, mid-century neighborhoods and close proximity to Silicon Valley employers.

Mountain View sits at the center of Silicon Valley, with a walkable downtown along Castro Street, Caltrain and light rail service, and major employers nearby in North Bayshore. Residential neighborhoods include Old Mountain View, Cuesta Park, Waverly Park, Monta Loma, Blossom Valley and others, each with its own character.

The city offers a broad mix of housing, from single-family homes to townhomes and condominiums, and its proximity to employers and transit shapes demand across all of them.

Housing

Single-family neighborhoods include early twentieth-century homes in Old Mountain View near downtown, post-war ranch homes and Eichler tracts in neighborhoods such as Monta Loma, and larger lots in the southern neighborhoods near Cuesta Park and Waverly Park. Townhomes and condominiums make up a substantial share of the city's housing, and new construction continues in several areas.

Lot size, street character, proximity to downtown and transit, and the age and condition of improvements all influence value.

Architecture

  • Early twentieth century: Bungalows, cottages and Victorian-era homes in Old Mountain View.
  • Mid-century modern: Eichler homes with post-and-beam construction and walls of glass.
  • Ranch: Single-level homes, many expanded or remodeled over time.
  • Contemporary: New single-family homes, townhomes and condominium communities.

Property considerations

  • Rental regulations: Mountain View has local rent stabilization and tenant protection rules that apply to certain rental properties. Investors should review how they apply to a specific property.
  • Eichler systems: Original radiant heating, roofing and glazing in Eichler homes warrant specific inspection.
  • Flood designations: Areas closer to the Bay may carry flood zone designations.
  • Homeowners associations: Townhome and condominium communities have association rules, reserves and dues that should be reviewed.
  • Accessory dwelling units: ADUs can add flexibility and value; confirm permitting for existing units and options for new ones.
  • District boundaries: School district boundaries vary across the city. Verify assignments for a specific address directly with the district.

Local amenities

  • Castro Street dining, shops and the downtown farmers market
  • Caltrain and VTA light rail service
  • Shoreline at Mountain View, Shoreline Lake and Shoreline Amphitheatre
  • Cuesta Park, Rengstorff Park and the Stevens Creek Trail
  • The Computer History Museum
