Los Altos
Generous lots, a village downtown, and a strong tradition of new construction.

Los Altos is known for its residential character, relatively generous lots by Peninsula standards, and a village-style downtown centered on Main and State Streets. Additional neighborhood centers include Rancho Shopping Center, Loyola Corners and Woodland Plaza.
Neighboring Los Altos Hills is a separate town with its own rules and a more rural character, and some nearby properties fall within unincorporated Santa Clara County. Clarifying which jurisdiction governs a property is an early step for both sellers and buyers.
Housing
Much of Los Altos was developed in the 1950s and 1960s with single-story ranch homes on large lots. Over recent decades many of those homes have been remodeled or replaced, so neighborhoods often combine original ranch homes with substantial new construction.
Lot size, shape, topography and street setting carry significant weight in value. For many buyers, the land and its potential are as important as the existing house.
Architecture
- Ranch and mid-century: Low, horizontal homes with deep eaves and private rear gardens.
- Modern farmhouse and transitional: Board-and-batten, standing-seam roofs and large steel-framed windows are common in recent new construction.
- Mediterranean and traditional: Stucco, stone and tile in both older custom homes and newer construction.
- Contemporary: Clean-lined homes emphasizing indoor-outdoor living and natural light.
Property considerations
- Design review: New homes and significant additions are subject to design review, and some neighborhoods carry single-story or neighborhood-compatibility considerations.
- Floor area and lot coverage: Allowable building size depends on lot area and zoning. Confirm the numbers for a specific parcel before assuming what can be built.
- Protected trees: Tree protections can shape site planning, particularly on older lots with mature oaks.
- Jurisdiction: Properties in Los Altos Hills or unincorporated county areas follow different rules and processes.
- Older systems: Original ranch homes may warrant inspection of foundations, sewer laterals, electrical service and roofing.

For sellers
Selling in Los Altos
In Los Altos, the right strategy often depends on whether the most likely buyer will live in the home as is, renovate it, or build new. We help sellers identify that buyer, price against the relevant competition, and decide which preparation is worth doing.
For land-driven properties, we assemble the information serious buyers will look for, including lot dimensions, survey and permit history, and known constraints, so the property can be evaluated with confidence.
For buyers
Buying in Los Altos
Los Altos buyers frequently compare an updated home against the cost and time of building new. We help clients frame that decision with realistic expectations about design review, construction timelines and the trade-offs of each path.
We also help buyers confirm jurisdiction and district assignments for a specific address and coordinate inspections appropriate to the home's age.
